Article No. 3 Home Buying Made Simple.

The title says it all - simplify your home buying process! There are so many questions that usually run through potential buyers minds as they begin their search. Let’s break it down in bite sized pieces to get you started on the right track to find your perfect home.

First things first, determine your budget. Numbers don’t lie. Finding a home tends to be an emotional process, so when you have factual information on the page in front of you, you can begin your home search with clarity of mind. Now, if you find the perfect home that is just outside your budget, don’t fear. We can still explore options and negotiate to terms that are pleasing to you. The budget just gives you a stronger frame of reference to refer back to.
It is also helpful to get a pre-approval letter. Nowadays, sellers typically require a pre-approval letter attached to any offers. It just makes a smoother transaction process when you have one on hand.

The next step you can take is to find an agent. You’re in luck, because I just so happen to have my real estate license and I would be more than happy to help you in your search :) Together we can work through your non-negotiables, desired square-footage, floorplans…etc. and can narrow down your home search. Once you’ve found an agent and have started your home search, there are a few things to keep in mind when you are walking through potential options. Always consider the re-sale value of a home. Ask yourself questions like - What school district is this house zoned for? Is this a safe neighborhood? Is this house near a busy road? Is this in a flood zone?…etc. A good agent will keep these in back of mind for you when they are searching for homes on the MLS.

Once you’ve narrowed down your search and found your home, it’s time to put in an offer! Once you’ve put in offer and the buyers accept… congratulations! We are officially in escrow. This is where we schedule a closing date, inspections, work with your lender (if financing applies), order an appraisal, conduct a title-search, review inspection results, sign loan documents, schedule a final walk through, and attend closing!

And that’s it! Woo hoo! You’re officially a home owner. It’s not as scary as it may seem, and I am here to guide you along every step of the way. Every transaction is different and questions will come up along the way that we will work to solve together. I’d be more than happy to serve you in this process.
